OWNERS REPRESENTATION

 

The most critical and time consuming phase of any project is prior to putting a shovel in the ground, that’s why it's so important to hire an owners representative. An owner’s representative is exactly what it sounds like, an individual or company with the necessary experience, knowledge and integrity that is hired to act as an extension to the owner, to protect the owner’s interests, assemble all of the required consultants, legal counsel, engineers, design firms, contractors, and vendors, and to coordinate and effectively communicate to the team members throughout the project’s life-cycle, from start to finish. All of this while paying close attention to the budget and schedule.

 

The owner’s representative although sympathetic to the objectives of the various individual project stakeholders, will first and foremost protect the owner’s interests while coordinating all the team members towards a common goal.

Our professional technical consulting services include:

  • Initial walkthrough and inspection to determine overall nature of concrete repairs needed.

  • A detailed visual inspection and documentation of all the repairs visually apparent which shall produce a written report identifying each area to be repaired and which shall include photographs, measurements and a proposed repair protocol for each individual repair.

  • Overall project management and consultation which shall include assistance to the Board in the following areas:

    • Evaluation, selection, and contracting of an engineering firm for this project.

    • Evaluation of the selected engineering firm’s reports and plans concerning scope of work and request for proposals.

    • Evaluation and selection of a standardized construction contract to be prepared by the Association’s attorney and documentation to be used by the selected contractor.

    • Procurement, evaluation and negotiation of proposals from contractors including creation of protocol for sealed bids and bid deadlines to ensure a fair and ethical bidding process.

    • Evaluation and negotiation of unit prices and fixed charges on bids received.

    • Review of AIA payment applications and visual verification of repair quantities billed.

    • Technical assistance concerning progress reports or other documentation to be provided to the Board.

    • Technical assistance with the city/town concerning permits or other matters.

    • Serving as liaison between the Board and all of the other parties involved in this project.
